Commercial concrete resurfacing covers every hard surface a business or strata scheme is responsible for: entry forecourts, loading areas and hardstands, back-of-house and kitchen floors, common-area paths and stairs, carpark decks, and the vertical surfaces most residential work never touches, retaining faces, plinths, columns, stair risers and blade walls.
The difference between commercial and residential resurfacing is rarely the coating itself. It is the constraints around it: the surface has to carry heavier and more concentrated loads, it usually cannot be closed for a week, it often has slip-resistance and accessibility obligations attached to it, and the specification has to be written down clearly enough that a body corporate, a licensee or a centre manager can approve it.

Vertical and Multi-Layer Resurfacing Systems
Vertical resurfacing is its own discipline. A coating that self-levels beautifully on a floor will sag, run or debond on a wall, a column or a stair riser, so vertical work uses thixotropic, build-up-in-thin-passes materials and a different application technique.
Commercial vertical resurfacing typically appears on:
- Retaining faces, plinths and blade walls in carparks and forecourts
- Columns and pillars in undercrofts and loading areas
- Stair risers, nosings and landings in common areas
- Planter surrounds, seat walls and kerb faces in a streetscape or courtyard
- Spandrels and exposed slab edges on a building façade
Multi-layer systems are how both vertical and horizontal commercial work is actually built up. Rather than one product doing everything, each layer does one job:
- Repair and reprofile. Structural repair mortar reinstates spalled or delaminated material back to sound concrete. On coastal buildings this is often where the real work is, because chloride-driven corrosion at the reinforcement is what pushed the face off in the first place.
- Prime or bond. A primer matched to the substrate condition, including moisture-tolerant primers where the slab is still carrying vapour.
- Build coat. The layer that rebuilds profile and covers the repair patching, applied in passes rather than in one thick pull.
- Wear or texture coat. Where slip resistance is required, aggregate is broadcast or incorporated at this stage rather than relied on from the topcoat alone.
- Protective topcoat. UV-stable outdoors, chemical-resistant where needed, and anti-graffiti where the surface is publicly accessible.
The advantage of a multi-layer specification on a commercial job is that each layer can be inspected and signed off before the next goes on, which is what makes a staged, part-occupied programme possible at all.

Working Around a Trading Business
Most commercial resurfacing in Port Stephens is done in occupied buildings. The practical constraints that shape the programme:
Staging. Splitting the area into sections so part of the surface is always usable. This costs more in mobilisation than a single closed-site run, and it is usually still cheaper than closing.
Return-to-service time. The gap between “trafficable” and “fully cured” matters. A fast-cure system that takes light foot traffic overnight can be worth a material premium if it saves a trading day.

Frequently Asked Questions
Can vertical concrete surfaces be resurfaced, or do they have to be rendered? They can be resurfaced. Vertical work uses non-sag, thixotropic materials built up in thin passes rather than the self-levelling products used on floors. The preparation requirement is if anything stricter than horizontal work, because a vertical surface gives gravity a permanent advantage over a weak bond.
What does “multi-layer system” actually mean on a quote? It means the specification names each layer separately: repair mortar, primer, build coat, wear or texture coat, and topcoat. That is a good sign, not an upsell. It lets you see what is being applied, hold each stage to an inspection, and compare one quote against another honestly.
Does the business have to close? Usually not. Most commercial resurfacing is staged so part of the area stays in service, and the choice of system can be driven by return-to-service time rather than lowest material cost. Staging costs more in mobilisation and is normally still cheaper than lost trading.
How is a commercial-grade specification different from a residential one? It states measurable properties rather than product names: abrasion and chemical resistance appropriate to the use, a slip resistance classification, cure and return-to-service times, and whether the system can be recoated later. A residential quote can reasonably say “spray-on overlay with a UV-stable sealer”; a commercial quote should say what that system has to withstand.
Who commissions the work in a strata scheme? It depends on where the surface sits. Common property is the owners corporation’s responsibility; surfaces within a lot are generally the lot owner’s. Are coastal products necessary on a commercial building set back from the water? Often, yes. Chloride-bearing air reaches well inland of the waterline, and the failure mode on a commercial building, corrosion at the reinforcement pushing the concrete face off, is expensive to reverse once it starts.
