Concrete Sealing: How Often and Which Products Work Near the Coast

Sealing concrete is the single most cost-effective ongoing maintenance action a Port Stephens property owner can take. A quality sealer blocks the chloride ingress that leads to rebar corrosion, repels the moisture that drives biological growth, and prevents the oil, salt, and organic staining that accumulates on driveways and patios. But sealers vary enormously in chemistry, durability, and suitability for coastal conditions, and the wrong product applied incorrectly can cause as many problems as no sealer at all.

Types of concrete sealer

Penetrating silane-siloxane sealers

How they work: Silane-siloxane compounds penetrate 2-5 mm into the concrete and chemically bond with the silicon dioxide in the cement matrix. They do not form a surface film, the concrete looks the same after application (sometimes very slightly enriched in colour). Water beads on the surface and chlorides are repelled at the pore level.

Best for: All exterior uncoated concrete, driveways, paths, pool surrounds, exposed steps. Particularly recommended for coastal properties within 1-2 km of open water. Durability: 3-7 years depending on traffic, UV exposure, and product quality. Premium products rated for marine environments last toward the upper end of this range.

Limitations: Does not significantly improve stain resistance from oils or dyes, as it repels water but not all hydrocarbons.

Best for: Decorative overlays, stencilled or coloured surfaces where a sheen effect is desired. Patios, pool surrounds (where a degree of UV protection for the colour is wanted), and covered driveways.

Durability: 2-4 years before recoating, depending on UV and traffic exposure. Coastal UV significantly accelerates acrylic yellowing and chalking, specify UV-stable formulations.

Limitations: Can trap moisture if applied to a surface with high moisture vapour transmission (MVT). Can peel if adhesion fails. Shows scuff marks and tyre tracks more readily than penetrating sealers. Polyurethane and polyaspartic topcoats

These are the premium sealer category, not applied as standalone “sealers” in the traditional sense but as protective topcoats on epoxy and overlay systems.

Best for: Epoxy garage floors, high-traffic commercial floors in Salamander Bay or Raymond Terrace areas, and any surface that needs both UV stability and chemical resistance.

Durability: 5-10 years for quality aliphatic polyurethane systems. Polyaspartic products cure rapidly and can be walked on within 24 hours. How to test whether your sealer has failed

The water bead test is the most practical field test:

  1. Sprinkle water droplets onto the concrete surface in several locations
  2. Watch for 30-60 seconds
  3. If the water beads into rounded droplets: the sealer is still active
  4. If the water sits flat and soaks in: the sealer has depleted and the surface is unprotected

This test is most informative on a clean, dry surface at normal temperature. Conduct it in sun and shadow, sealer can wear faster in high-UV areas (north-facing driveways) while remaining intact in shaded sections.

Application requirements

For a sealer to work properly, the surface must be:

  • Clean, all salt, oil, biological growth, and loose particles removed before application
  • Dry, most sealers require the surface to be dry to at least 75 mm depth
  • Sound, delaminating old sealer must be removed; the new sealer should bond to clean concrete, not to a failing prior coat

Do not apply penetrating sealers over film-forming sealers, the new penetrating sealer cannot pass through the existing film. Likewise, do not apply acrylic sealers over existing film-forming sealers without first testing for compatibility or removing the old coat.


FAQs

My new concrete was poured 3 months ago, is it too soon to seal?

New concrete should cure fully before sealing. A minimum of 28 days is required for basic cure; most sealer manufacturers recommend waiting 60-90 days to ensure the concrete has reached equilibrium moisture content. Sealing too early can trap moisture and interfere with cure. For a Medowie new estate driveway, the 90-day wait is a reasonable minimum.

What’s the difference between a sealer sold at a hardware store and a professional-grade product?

Consumer-grade concrete sealers typically have lower active ingredient concentrations (silane-siloxane products may be 10-20% active vs. 40-60% for professional products) and lower durability. For a lightly trafficked path in a sheltered garden, a hardware store product may be adequate. For a Port Stephens coastal driveway, pool surround, or any surface subject to regular vehicle traffic and marine exposure, professional-grade products provide significantly better protection and longevity. The per-litre cost is higher but the coverage rate and lifespan make the effective cost per year comparable or better.

Can I seal my concrete myself or should I use a contractor?

Penetrating silane-siloxane sealers are genuinely suitable for careful DIY application, clean surface, correct product, applied by roller, brush, or pump sprayer, with a second pass to ensure complete coverage. Film-forming sealers and polyurethane topcoats are more demanding in application, lap marks, inconsistent film thickness, and application at the wrong temperature or humidity can cause problems.
