- Progressive worsening, unlike a stable settlement crack that hasn’t changed in years, active root lifting typically gets slowly worse season on season as the root continues to thicken.
- A hollow or “bridging” sound isn’t present, tap testing an actively lifted section usually still sounds solid, because the slab is being pushed up against something, not sitting over a void. Why You Can’t Just Resurface Over It
A spray-on overlay or any cosmetic coating is a thin surface treatment, typically a few millimetres bonded to the top of the existing slab. It has no capacity to resist a growing root pushing up from below. Coating over an actively lifting section buys, at best, a cosmetically fresh surface for a single season before the same crack telegraphs straight back through the new overlay in the same place. This shows up most often where a previous contractor (or a well-intentioned DIY attempt) has filled and painted over a root-affected crack without addressing the root itself, and the homeowner is understandably frustrated when the same crack reappears within a year.

Address the root before touching the slab. Depending on the tree’s importance to the property (shade, screening, heritage or protected status) and the extent of the lift, options range from selective root pruning by a qualified arborist (only appropriate for roots that aren’t structurally critical to the tree) through to installing a root barrier to redirect future growth away from the slab, to accepting that the affected panel will need replacing on a cycle if the tree is staying and the root can’t practically be managed.
Break out and replace the lifted section, don’t just grind it flat. A root-lifted panel is usually more than a cosmetic problem, the concrete itself may have cracked through or lost integrity where it’s been forced upward. Grinding a lifted panel back to a flat profile without addressing the cause simply removes material from a slab that’s still under active pressure from below; the panel will keep rising and the ground surface will become uneven again.
